Texas foreclosures move faster than most states, which is why people search this at 2am. A direct sale can stop a foreclosure if there's time and equity. Here's how to tell whether there is.

Texas allows non-judicial foreclosure. After the required notices (a notice of default with time to cure, then a notice of sale posted at least 21 days before), the lender can sell the house at the location the county designates, on the first Tuesday of the month. From the first missed payment to the sale is often only a few months. The notice of sale you receive states the date; everything is measured from it.
Our buyer will ask for the sale date first, because it decides whether a closing is possible. If it isn't, they'll say so.
Often yes, if closing can happen before the sale date and the lender gets its payoff. Tell the buyer and the title company the date on day one.
A sale that pays the loan off is a sale; the late payments stay on your report, the foreclosure doesn't happen. A credit counsellor can tell you more; we can't.
Call the lender's loss-mitigation line today and ask for a postponement while a sale is arranged; lenders sometimes grant one with a signed contract in hand. Send the form anyway and put the date in the message.
You get a call within 24 hours, usually the same day. One local buyer looks at the property as it is and gives you a written offer with a closing date. No repairs, no showings, no commission, no fee to you, and no list of companies calling. Buyers in this network typically pay the closing costs; the written offer spells out exactly what they cover.
Plain answers about selling North Texas real estate as-is, in 13 counties, and one introduction to a local buyer when you want a written offer.
DFW Direct Home Offer is an independent referral service, not a home buyer, broker, or agent. We don't make offers, hold funds, or handle closings; any offer, contract, and closing are between you and the independent buyer we connect you with, through a title company you choose. That buyer may buy the property or assign the contract, and Texas law requires them to tell you which. Nothing here is legal, tax, or financial advice.
